It makes sense that a well presented home will appeal more readily to prospective buyers than one that has the appearance of being neglected. It is not necessary that you present your home like an exhibition house but it should be neat and tidy.
Most buyers purchase their home for emotional reasons rather than price. Sure price is important, and should the property be in the right price range, the buyers may pay considerably more if they have built a strong emotional attachment to that property.
Here are some suggestions:
* First impressions are important. The gardens should be cultivated, lawns and hedges trimmed. Unpainted windows and doorframes and leaking gutters should be rectified creaky fences oiled.
* Let there be light! Open the drapes during the day to let in as much light as possible. At night turn on the lights. Soft light can create atmosphere.
* Fresh cut flowers also adds to the visual presentation and appeal of the home.
* Let summer breezes through on hot days and have the house warm in winter.
* Cluttered rooms should be made uncluttered to give a sense of spaciousness.
* Bathrooms, kitchens and linen cupboards, rank high on the list of ladies requirements. Keep them clean and uncluttered which will add to their spaciousness. A quick wipe with vanilla essence on the kitchen benchtops can disguise unpleasant cooking odors.
* Irrespective of the properties condition, remember it should sparkle and shine.
* Loose wallpaper, broken doorknobs, leaking plumbing, soiled shower curtains give an aura of neglect.
* If some redecorating is necessary, do it if possible. Properly done it creates appeal. If only half done you are best not to do it at all.
Whatever you can do to appeal to prospective buyers' emotions the better chance of attracting a higher price.
